Wouldn't it be great if buying a home were as simple as it is in a game of Monopoly? All you'd have to do is find a good neighborhood, hand the bank a few bucks, and you've got a house. Of course, the home-buying process is a bit more complicated in real life (especially for first time homebuyers). Competition among buyers in many markets is intense, so if you're serious about homeownership, we are ready to point you in the right direction.

We've prepared a road map of the home-buying process. From choosing the right professionals to signing that final contract, here are a few of the steps we will navigate.

Step No. 1: Let's Sit Down And Plan Your Road-map to Homeownership.

The home-buying process will likely be the largest financial decision of your life. Step No. 2: Find A Lender

We will be happy to recommend lenders who will lend you money so you can buy your home.

As your Realtor® we have the best and most experienced mortgage broker partners we recommend and the best title companies around. Choosing someone to handle the financial part of the home-buying process can feel like a scary step, but choosing a lender that’s competitive on rates, communicative, and available is key...we have you covered.

Step No. 3: Clean Up Your Credit

Now that you have a great lender, we will give guidance on any credit score issues you may be facing. Whether it’s a small or large problem, we have the best credit repair solutions and the best people to provide guidance to help repair your situation and make sure you'll be approved for your loan.

Step No. 4: Apply For Mortgage Pre-Approval

A lender will help you determine exactly what you can afford and, therefore, which houses you should be considering. To arrive at a purchase price, you’ll factor in expenses like homeowners insurance and utilities to make sure you can comfortably make your mortgage payments. The lender will then identify the total amount of money it's willing to lend you.

Having a pre-approval letter in hand when you're ready to purchase a home adds strength to your offer, which can be an important advantage in our competitive home-buying market.

Step No. 5: Create A Home Wish List

Once you know what your purchasing power is, it will be time to find your ideal home. Come up with a few “musts,” as well as "wants" you’d ultimately be willing to compromise on. Think bigger than just the color of the kitchen or the floor plan. 

For instance, do you want to be within walking distance of restaurants? Do you want space between you and your neighbors? Or is proximity to a certain school the most important factor?  We know Fort Worth/Dallas and will find the perfect home for you. We email all the new listings coming on the market in real time to make sure you're informed of all the homes available in your neighborhood or city.

Step No. 6: Search The Listings

Now comes the fun part: Searching for homes that meet your needs and desires.  We will provide you with great MLS tools, gadgets, and apps to search for your home. and a simple search will get you started.  When we begin touring homes that are on your short list, bring along a notepad and jot down what you like best, also it is a good idea to include your thoughts as you approach each home. Can you imagine yourself living there?

Step No. 7: Make an offer

When you find the perfect home for you and your family, we will write the offer and walk you through each stage of the process.

There are actually two checks that will be needed upon an accepted offer.  Expect your accepted offer to include an earnest money check that will apply toward your down payment on the home, usually about 1%, and the option check.  (We always encourage you to hire an inspection during the first 24-48 hours of the sellers accepting your offer for the home). We will discuss all options and negotiate repairs or concessions and work toward a fair and acceptable agreement for you.

Step No. 8: Get Final Mortgage Approval

Once your offer is accepted, you'll work with your lender to get final approval for your home purchase by the date specified for the closing (usually 25 days). The lender may require you to pay property taxes or homeowners insurance for the first year at the time of closing, so make sure you know what funds will be expected.

Don't make any major purchases on credit like a big-screen TV or new refrigerator until after closing as that can affect your mortgage qualification and you may not qualify for buying the home...Did I mention don't buy anything on credit from the time you first speak to the mortgage broker until after closing!

Step No. 9: Due Diligence

The due diligence process usually includes getting a home inspection, we simply think you should know what you're buying.  If major issues are found, we will negotiate for the seller to fix the major issues or take the cost of repair off the closing costs. 

Step No. 10: Attend The Closing

Once all of the above steps are completed, you’ll be on your way to the closing table. This is when the deed to the home is transferred from the seller to you. Every transaction varies, but plan to sign lots of paperwork. I will be with you and will guide you through the process. Then you’ll officially be a homeowner and receive the keys to your new home.
